Alpine Mountain Ranch & Club is a 1,216-acre land preservation development on the southern border of Steamboat Springs, Colorado, five minutes from town. It consists of 63 five-acre homesites, with an average building envelope of one-half acre each. 900 acres are dedicated to wildlife preserve and open space.

Topography

Alpine Mountain Ranch & Club embraces a diverse topography, with an 800-foot elevation gain from west to east. This incline provides excellent views of the south valley and Flat Tops. The Priest Creek, Walton Creek and Pine Springs Gulch riparian corridors traverse the property.

History

The property has historically been used for ranching and agriculture. It has never been developed until now. A second Steamboat Ski Resort base was proposed for the region in the mid-1990s, but the high-density project was never realized. Alpine Mountain Ranch & Club is consistent with the history and nature of this land.

Roads and Utilities

All community roads are private. The main entryway is located off Highway 40. High quality paved roads run throughout the development. Homes are served by a community water system. Each home will have its own septic system. Electric and phone service is available to the lot lines through buried cables. Home satellite systems will provide TV, and Internet will be accessible. Homes will have their own buried propane gas tanks.

Amenities include Ranch Management, Owner's Lodge, The Hermitage (a private backcountry retreat), Pool & Fitness Center, concierge services, a fishing lake, trails for hiking and horseback riding, a horse barn, guest cabins, and a Premier membership in the Catamount Ranch & Club (including a Tom Weiskopf championship golf course, private lake amenities and dining; limited memberships available).
